Condo Doc Amendments We are sending the most recent condo doc amendments which you received when you purchased your unit and signed off on having received them. These amendments delineate part of your responsibility as a home owner within our condo community. Please read carefully and follow the rules. As a community we must
be consistent to all homeowners.

In Memoriam Three of our neighbors Marian Macy,Jerry Savlov Eugene Farbiash and Bud Abbott passed away recently. I have created an In Memoriam Page on the website which contains the obituaries from the Sun Sentinel. Concrete Mailbox Pads There is a pile of sand behind the clubhouse that is the mix for the concrete slabs that hold all of the new mailboxes.
The mailboxes are a ONE TIME investment by the community and once installed, any repairs will be the financial responsibility of the group of homes that share the mailbox. There is also a place to put newsletters and announcements from the association and a box for your outgoing and incoming packages and mail.
Landscaping and other items The hurricane cut is being done. The roof mold repair has been applied and is now complete
The separation between CVS and our homes located there consists of our having planted large bougainvillias and areca palms.
We have given Cutter's Edge notice and have
hired a new company called Sidney Teller. This company does the landscaping at many high end properties and comes with great credentials.
The Board will be deciding on the company to handle fleas, ticks, other pests as soon as we gather all the info we need.
Clubhouse Rules and Regs
We have determined all of the important items that one must follow whether using the clubhouse for a card game or Yoga class, or renting the entire room. This information went through a committee and has been revised as needed by the board. Once we are final with this information, we will provide it to all the homeowners. Please
read it carefully.

Cargo Vans and Truck Regulations from Condo Docs
You will receive a full set of the rules included in the amended condo docs. These rules are NOT ARBITRARY. You signed off on them when you purchased your property and you have an obligation to follow them. We are going to begin towing vehicles that do not meet the criteria. The rules below are a shortened version of what is in the condo docs.
Non-Allowed Vehicles: Parking of commercial vehicles, recreational vehicles, motor homes, campers, boats, trailers, or canoes is prohibitted.
Parking
any vehicle that is under repair, abandoned, unlicensed, or inoperable or which is not routinely used for family or personal use and are subject to sale, is prohibited.
Parking any truck is prohibited except for certain small, compact, non-commercial pickup trucks provided they meet the following criteria: Overall length cannot be over 225 inches.
Overall width 72 inches
Overall height no more than 85 inches.
Suspension components and tires not altered to higher than original manufacturer's specs.
Vehicle must have 4 wheels and 4 wheels only. No dual wheels.
Vehicle may not have a flat bed nor a wooden or handmade body.
Allowed
are Commercially manufactured and properly fitted Tonneau covers. No items of any kind shall be left exposed in any permitted truck. No tarpaulin of any kind shall be used to cover the body or contents of a truck.
Permanently mounted storage chests are permitted provided they are of commercial manufacture and do not exceed allowed bed width.
Toppers must be commercially manufactured, do not exceed height and width limits. Do not categorize the truck as a recreational vehicle, camper or motor home.
